Catharine E. Sibel is the Chair of Spruce Law’s Real Estate practice. Ms. Sibel is an experienced transactional attorney specializing in commercial real estate transactions and her practice is focused on real estate development, finance, land use, and construction. Ms. Sibel has represented developers, borrowers, lenders, and investors in commercial acquisition, financing, construction, leasing, and sale transactions. She has extensive experience in real estate related financings, including acquisition and construction loans, historic tax credit transactions, and private equity syndications. Ms. Sibel has successfully represented borrowers and lenders in numerous workout transactions. She also handles various corporate matters, including the structuring of joint ventures, partnerships, and other corporate enterprises. Ms. Sibel utilizes her vast experience in the legal and business communities to effectively represent clients in complex real estate transactions.

Ms. Sibel began her career as an attorney with the in-house legal group for O’Neill Properties Group, L.P., a real estate development firm based in King of Prussia, PA. While there, she represented the company in all areas of commercial property development. Prior to joining Spruce Law, Ms. Sibel was a partner at Silverang, Donohoe, Rosenzweig & Haltzman, LLC, where she gained substantial experience representing developers, investors, lenders, landlords, and tenants in a wide variety of real estate development, investment, leasing, financing, workout, and corporate transactions.

      • Representation of a local real estate developer in the acquisition, development, and financing of a $150 million mixed-use
        development in Philadelphia, Pennsylvania containing approximately 100,000 square feet of retail and 300 residential
        apartments, including the negotiation of the joint venture with the developer’s institutional equity partner.
      • Representation of a local real estate developer in a $53.8 million refinance of a residential subdivision in suburban
        Philadelphia, Pennsylvania containing more than 500 building lots, and the sale of adjacent parcels to seasoned commercial
        developers for the construction of luxury apartments and 120,000 square feet of mixed-use commercial space.
      • Representation of a local real estate developer in the development of a $100 million luxury apartment project in suburban Philadelphia, Pennsylvania, including the negotiation of the joint venture with the developer’s institutional partner and
        the syndication of the developer’s equity.
      • Representation of a local bank in the origination of acquisition, construction, and permanent debt and the resolution of a variety of workout transactions, including the origination of loan facilities ranging from $5 million to $25 million secured by real estate collateral, of varying asset classes, located in Pennsylvania and New Jersey.
      • Representation of a local real estate developer in the renovation of a historic building in Philadelphia, Pennsylvania into 98 luxury apartments and approximately 8,500 square feet of retail space, including the negotiation and financing of approximately $28 million in syndicated equity, historic tax credits, and related construction debt.
      • Representation of a local hotel developer in the refinance and disposition of assets located throughout Philadelphia and Southern New Jersey, including more than $20 million in financings and approximately $30 million in dispositions.
      • Representation of a local bank in the origination and negotiation of acquisition, construction, and commercial financings totaling approximately $15 million and collateralized by real estate and business assets located in the Philadelphia area.
      • Representation of a local real estate developer in the acquisition of an $86 million historic apartment portfolio located in the Philadelphia and Pittsburgh metropolitan markets, including the negotiation of a joint venture with the developer’s institutional equity partner and the assumption of approximately $46 million in existing debt.
      • Representation of a local real estate opportunity fund in the acquisition of residential properties in major metropolitan markets with a value in excess of $30 million, and the leasing of the portfolio to an operator specializing in residential, in-house treatment for eating disorders and substance abuse issues.
